Replacement of dwellinghouse in Green Belt


Planning permission was sought to demolish an 18th Century farmhouse with a modern detached house in the Greater Manchester Green Belt.  The Council acknowledged that whilst the house had heritage value it needed significant repairs and that allowed support for it to be demolished and replaced with a larger house.  Green Belt policy allows the replacement of a building, provided the new building is in the same use and not materially larger than the one it replaces.  On this occasion we were able to demonstrate that whilst the replacement house was larger it was not materially larger than the one it replaced.
