New dwellinghouse in Green belt

Detailed planning permission granted for the demolition of two single storey outbuildings and replacement with a two storey dwellinghouse in the Green Belt. The site was in a semi-urban area and located within the side garden ground of an end terraced house.  By keeping the minimum amount of new development outside the Green Belt the Council accepted that it would represent very special circumstance including:


  • the reduction of scattered development over the wider site;
  • the fall back position in terms of residential permitted development;
  • the development will be viewed against the backdrop of the existing dwelling; and 
  •  it will provide enhanced openness (compared to the exiting position and fall back position) in this location.
